Classic Developments acquired this land and, in collaboration with Kainga Ora, undertook a transformative initiative to help alleviate the housing shortage.
This involved a significant redesign aimed at increasing housing density and expanding housing opportunities within the precinct.
The Sunderland Precinct project unfolded in multiple stages, with Block 8 comprising 82 units, including a mix of terraced houses with laneways, unit-titled terraces, and standalone houses. Block 9 featured 82 lots, including terraced houses, duplexes, and standalone houses. Additionally, within Block 9, two superblocks were allocated for apartment buildings, totalling over 60 apartments.
The comprehensive civil package encompassed bulk earthworks, road infrastructure, wastewater and stormwater systems, utility provision for each lot, and master planning for common area landscapes, public spaces, and building platforms.
As part of this package, Classic Developments took on the responsibility of constructing the coastal walkway on behalf of Hobsonville Land Company, which graces the front coastal strip of the Block 9 development. This strategic location affords the housing in this precinct some of the most breathtaking views at Hobsonville Point.
To ensure a harmonious balance between housing and open spaces, the development project also featured the enhancement of green areas, the incorporation of comfortable seating zones, and the establishment of a basketball court. Additionally, a community center was built to serve as a hub for local events, all while providing a picturesque vista overlooking the park.
